In a house, replacing hot water is a decision about fuel, size and budget. In a Randwick walk-up there are two questions before any of those.
The first is whether the space is yours. Plenty of these units sit in a common cupboard, a shared laundry or a stairwell recess. If the space or the unit is common property, the owners corporation has a say and possibly the bill, even though only your flat uses the water.
The second is what the building will carry. These blocks were wired and plumbed for the demand of their day. The electrical supply to a 1930s flat was not laid with a modern storage unit or a heat pump in mind, and gas frequently never reached individual flats at all.
And the person who discovers the problem is very often renting, on a hospital roster or a university term, with no authority to approve a replacement. We work with that rather than pretending otherwise.

That distinction decides who authorises the work and who pays for it, and in a self-managed block there is frequently nobody who knows. We establish it in writing before the job is scoped, because finding out afterwards is how people end up out of pocket.
A great many interwar blocks were never plumbed for gas to individual units. Electric storage is what the building was designed around, and it usually still is.
Where gas exists it is often a single building supply rather than something metered to each flat, which makes it common property. Buying a gas cooktop or a continuous flow unit for a flat like that can mean a conversation with the owners corporation rather than a morning's work.
Circuits in these buildings were sized for the demand of their era. A larger storage tank or a heat pump asks more of a supply that may not have been upgraded since.
So the question is not only whether the new unit fits the cupboard, it is whether the supply to your flat will actually run it. Checking that first is cheaper than discovering it on installation day.
This suburb runs on hospital rosters. A household of people on different shifts uses hot water in a pattern nothing was sized for: two showers at four in the afternoon, another at eleven at night, another before dawn.
That is not the same as three people showering in one morning. It changes recovery rate more than it changes capacity, and it is worth saying when we ask about the household.
A tank sized for a one-bedroom flat decades ago will not stretch to a modern household, and a tank that has lost volume to sediment behaves identically to one that is simply too small.

In a flat, check the switchboard inside your unit first, then whether the hot water breaker is in a common board rather than yours, because in a lot of these buildings it is. If it runs on a controlled load tariff that only heats overnight, a unit that ran out at seven in the morning has not necessarily failed, it has just been emptied. Then look for water under or around it. Leaking and not heating are different jobs and knowing which saves a visit.
